If you do not have time to read the following instructions we would be grateful if you would just leave your rubbish in the correct bins inside the house and we will take care of it when we come to clean.

The bin area is between the oil tank and the parking area.
FYI: Refuse is collected on Friday mornings, usually around 8am. You don't need to do anything about this, but our apologies if you are trying to have a lie-in.
The general waste bin is for all your non-recyclable waste.
This rubbish, secured in the black bag, goes into the black wheelie bin in the bin area outside.

The grey swing bin with stickers in the kitchen is for mixed recycling: cans, tins, cardboard, paper and hard plastics only.
Mixed recycling goes loose into the green lidded wheelie bin outside. (Please don’t throw the black liner into the wheelie bin, it is purely there to keep the swing bin clean.)

NAPPIES

DOG POO
As above, please wrap it in a poo bag, and dispose of it in the black wheelie bin (preferably in the black bag with the other waste)
These things do happen, they can mostly be resolved so please do let me know as soon as possible so we can quickly make things right again.
The house alarm is not active. The panel is in the entrance lobby. In the event of the alarm going off, the code to turn it off is in the wall mounted cupboard next to the alarm panel.
Please use the bathroom mats when showering or bathing, not only to protect yourselves from slipping but also to protect the carpets and floors from water damage.
Please switch the towel radiators off (switches outside of bathroom doors) when they are not needed.
Please keep an eye on your children, the mezzanine in the house and the stream in the garden are tempting to explore. We have secured the garden with fences and gates, but request that you remain extra vigilant to the dangers.
Chantry Lane is generally very quiet, however it is a public highway.
There are no shaving points in the bathrooms, however we have provided an adapter for you to borrow in the kitchen drawer to the right of the Rayburn. Please return it after use.
We have a hair dryer for guests to borrow. It is kept in the pine cupboard in the main bedroom.
We would appreciate it if you could return it to the box after use (once it is cool.)
An extinguisher and fire blanket have been provided and are in the slimline cupboard immediately to the left of Rayburn.
The house has a confusing array of light switches, we hope you will find your way around them!
Please switch off lights that you are not using and be especially mindful about the one outside the front door which is frequently (accidentally) left on overnight.
We have septic tank drainage, please only flush natural waste and loo paper.
Bins are provided for paper towels, wipes, cotton wool, sanitary products, hair and cosmetic waste.
We have a private water supply (UV filtered. softened and safe to drink).
Please be considerate in your use of water; mindful of running taps and staggering showers/baths.
The water serves 3 houses and we all need to be thoughtful.
The filter and softener are located under the kitchen sink. It is set up and managed for you, there is no need to touch the system.
The router is located in the loft, and an extender is in the sitting room, together you should get coverage throughout the house.

The TV in the sitting room is a Smart TV. It has access to Netflix and Amazon Prime. Normal TV has been set up for you and ready to watch.
The parking is directly in front of the property, with hard standing spaces for at least two cars. Please take care not to park on the grass, there are bulbs and wildflowers we are trying to cultivate.
Please park with care, being mindful not to block the lane and to allow clear access to the footpath and bridleway which is accessed across the driveway.
The oil-fired central heating and hot water is provided by the Rayburn in the kitchen. Please ensure that the switch on the wall that says ‘Boiler’ always remains on!
The timings for the heating and hot water have all been pre-set for you and we politely request that you do not alter these.

There are radiators in the carpeted rooms which are controlled by the thermostat at the bottom of the stairs on the ground floor. It is generally set at 2, if you have to turn it up please remember to turn it back down again.
There is under-floor heating in the 3 areas with wooden floors, each has its own thermostat on the wall. Please note that the under-floor heating is on ‘constant’ and it is very slow to respond to changes.

Iron and Ironing Board
The iron is in the kitchen cupboard to the right of the Rayburn and the ironing board is behind the mirror outside the master bedroom. Please use the deionised water provided.
Kettle
The kettle is designed to sit on the induction hob, remember to switch the hob off once the water has boiled. To conserve energy please don’t overfill the kettle.

One front door key has been provided for your stay.
Keys for all other doors are to be kept in the doors. We kindly ask that these keys stay in situ during your stay.
The french doors from the kitchen have one key for each side, the locks need to be treated gently!
Although we are in a very safe area, we do request that when you go out all windows and doors are locked.
The terraced garden is private and for your use only. It is fully enclosed by four gates.
The stream and bridge have been gated for safety reasons.
The adjoining grounds are private property, please respect others’ privacy.
The wooden table and chairs can be moved around the garden, but please take care not to trap your fingers.
We don't yet have cushions for the chairs, if you need to borrow some from the house, please keep them clean and put them back inside when you are finished.
Towels for all guests have been placed in the bathrooms. We kindly ask that these towels are not used outside of the property.
If you need to borrow some beach towels, please ask.
Please place all used towels in the baths/shower on departure.
A vacuum cleaner is available for your use in the kitchen cupboard next to the Rayburn.
We would rather you did not use the washing machine unless absolutely necessary.
Please use your own detergent and be aware that we do not have a drying line or a tumble dryer.
Do not put any pet related items into the washing machine.
